Todos Santos can boast of one of the hottest real estate markets in all of Mйxico. The popularity of Todos Santos is reflected in the many Mexicans, Europeans, Canadians and U.S. citizens that are looking at, and buying, local properties. Many of those are looking to retire and they are finding Todos Santos to be an extremely attractive location. The Todos Santos real estate market has remained active, even accelerated, while other areas of the world market are experiencing severe drops in activity.
There are many reasons that Todos Santos real estate continues to attract investors when real estate sales in other parts of Mйxico, and the rest of the world, have tapered off considerably. One reason is simple – Location! Todos Santos is close to the ocean, directly on the tropic of Cancer, has a terrific climate and offers easy availability of good shopping sources. Todos Santos enjoys a peaceful though productive serenity, friendly residents and an active social environment. The fact that Todos Santos is relatively easy to get to also helps many of the lookers turn themselves into buyers. Todos Santos is located less than 2Ѕ hours, by air (and a short 1 to 2 hour shuttle ride) from Southern California. Add to that the fact that Todos Santos is considered to be a very safe location. Baja California Sur is the safest state in all of Mйxico and Todos Santos is probably the safest city in the state.
Many buyers feel that their new home in Todos Santos needs a personal touch and choose to design their own home. Many will end up purchasing a well located lot and then build the home of their dreams. This can be a rather drawn out and exasperating experience if you do not have good recommendations on who to trust with the design and building of your new home. Do a ton of research – talk to as many locals as possible (experience is always the best teacher) – make sure to ask for a builders references. If you choose to build, you may want to follow in the footsteps of one local landowner. They purchased their lot and built their garage first (this is common practice in Baja) – then they added a lockable sit down wet bar (complete with bar stools) to one side of the garage, under a palapa. They then added a stairway and rooftop patio (above the garage) to enjoy the beautiful sunsets. It all a matter of priorities.
The availability of U.S. based title insurance, U.S. based closing services and U.S. financing (this option has slowed somewhat, with tight credit practices in place all over the world) has definitely changed the real estate market in in Mйxico. Another factor in the local real estate market is the fact that many of the real estate companies have become much more sophisticated in recent years. Look for a broker who belongs to AMPI, as their salespeople are now being more formally trained and educated. All of this is a good thing for those interested in moving to Todos Santos or just investing in a local property.
Prices: A recent MLS search showed prices for lots ranging from a low of $10,000.00 U.S. for a vacant lot just outside of town. The least expensive beach view lot was $13,500.00 and beach front lots were starting at just over $150,000.00. Single family homes range from under $50,000.00 U.S. to over a million dollars, with quite a few priced in the $135,000.00 to $325,000.00 range. Todos Santos has a noticeable lack of condominiums at present, but that will probably change in the near future.
One thing is certain, Todos Santos is going to remain popular with snow birds, artists and people just looking for a pleasant place to retire. A whole new group of retirees from the United States and Canada are just beginning to explore their retirement options. Todos Santos is an attractive area with an awful lot going for it making Todos Santos is an easy choice for many retirees.
Most Todos Santos rentals are handled by the local real estate offices. Be acutely aware of location when inquiring about any rental property and base your decision on whether or not you will be renting a car.
